Urban Habitat offers a full Management, Rent collection or Let only service.

Let Only Service:
Urban Habitat will come and value your property and once a price and terms and conditions are agreed the property will go onto the market immediately. Once a tenant has been found and with the Landlords approval a deposit will be taken to secure the property and references will be sought via our referencing company. Providing references come back passed we will then draw up a tenancy agreement between the Landlord and Tenant. The Tenant will pay to us a Month rent in advance and a month’s security deposit against damages (which will be held by the Deposit Protection Service) we will set up standing order forms and the rent will be paid direct to the Landlord. Once tenant has signed the tenancy agreement along with giving us ID and Proof of previous residency, we will release the keys to them and give them the landlords contact details should they have any problems with the property. Urban Habitat will take there fee upfront from the first months rent and invoice for any further amount this does not cover.

Rent Collection:
As above but the rent will be paid direct to Urban Habitat therefore giving us the responsibility to chase if not received.

Full Management:
Is much the same procedure as the Let only service, the difference being that Urban Habitat deal with all maintenance issues (any repairs or costs to be paid by Landlord). Urban Habitat will collect the rent and deduct their management fee from source monthly.
