Accompanied viewings
There's nothing worse for our clients than the nervous viewing. At Urban Habitat we show the buyers round your house; thereby avoiding all the uncomfortable situations. This way we can point out all the fabulous features of the property and the area, answer any questions and provide a relaxed environment for the buyer or tenant to enjoy your house.

Local team, local knowledge
All the staff at Urban Habitat have lived in or worked around the areas we cover for many years. This gives us an unrivaled understanding of the area and its amenities. So if you need to know about schools, shopping or even the restaurant menus - just ask!

21st Century opening hours
We are open to suit you 7 days a week - meaning buyers and sellers can always reach us if the office is unmanned then calls are always diverted to a mobile.

• Tuesday/Wednesday/Friday: 9.30am – 7:00pm
• Saturday: 10.00am – 4:00pm
• Sunday: 11:00am – 3:00pm to enable an Open House (details of this below

Marketing
We believe in web based marketing (i.e. right move, find a property) for your property as well as local publications (property mart etc). We also have a very simple modern For Sale/To Let board which will let potential buyers or tenants know your property is available. We offer full color property details with plenty of pictures and a floor plan.

Selling/Renting Advice
We will give you an honest appraisal of what you do or don't need to do to sell or rent your property. That doesn't mean that we will tell you to rip your kitchen out and paint every room magnolia - we'll simply show you the best way to prepare your house for sale or rent. No sale/rent, no fee. No small print. No tie-in...

...it's as simple as that. If we don't sell/rent your house there's no fee. There are no hidden traps in our small print and there's certainly no tie-in to keep you with us if you want to move on.

Open House
This involves bombarding your property with potential buyers on a Sunday accompanied by our staff between 11:00am – 1:00pm. This method is used to get a quicker and higher offer on your property there is nothing like making buyers make there mind up when they feel they may loose a property to someone else. We can discuss this in further detail when we meet you or feel free to call us to discuss in further detail.

HOME INFORMATION PACKS
You are now required by law to provide a Home Information Pack to your applicants upon request for all properties placed on the market. Urban Habitat can arrange these on your behalf, we have a selection of companies we use for HIPS Packs. Please feel free to call our office for more details on what a HIP pack contains.
